Last updated: September 2026. This policy describes how Texvestors Property Investment Group, LLC collects, uses, and protects information related to 127 Browning Dr Duplexes in Arlington, Texas, including FCRA screening disclosures.
1. Information we collect
We collect information you provide directly — your name, contact details, photo ID, employment and income information, and rental history — when you inquire about a unit, complete pre-screening, or submit an application. We also collect limited technical information such as IP address and browser type when you visit this site.
2. Tenant screening & FCRA disclosures
Rental applications are processed through Landlord Studio, which may obtain a consumer report and/or investigative consumer report (background check) on you as permitted by the Fair Credit Reporting Act (FCRA), 15 U.S.C. § 1681 et seq. By applying, you authorize us and Landlord Studio to procure such reports. If your application is denied, or adverse action is taken, based in whole or in part on a consumer report, you will be provided with the name and contact information of the consumer reporting agency that furnished the report, along with a notice of your right to obtain a copy and dispute the accuracy of the report.
3. How we use your information
We use your information to evaluate applications, verify identity and rental history, communicate with you about showings and tenancy, and comply with legal obligations. We do not sell your personal information.
4. Texas landlord-tenant privacy
Under Texas Property Code § 92.0081 et seq. and the Texas lease, tenants have a right to quiet enjoyment and privacy of the leased premises. We provide reasonable notice (generally at least 24 hours, except in emergencies) before entering an occupied unit for inspections, repairs, or showings. We do not access tenant units without notice except in cases of emergency or as otherwise permitted by law or the lease.
5. Data retention
Application information is retained for the period necessary to comply with legal requirements and to defend against potential claims, then securely destroyed. Approved tenant records are maintained for the duration of tenancy and as required by law thereafter.
6. Sharing of information
We share information only with Landlord Studio (our screening and property-management platform), consumer reporting agencies, and as required by law or legal process. We do not share your information for marketing purposes.
7. Your rights
Subject to applicable law, you may request access to, correction of, or deletion of personal information we hold about you. To exercise these rights, email us at the address below. If you are a Texas resident, you have rights under Texas law regarding your personal information.
8. Security
We use reasonable administrative, technical, and physical safeguards to protect your information. No method of transmission or storage is completely secure, and we cannot guarantee absolute security.
